Cobblebank, situated 33 km west of Melbourne’s CBD within the City of Melton local government area, is a developing outer suburb that was officially gazetted in 2017. The suburb recorded a population of 3,601 at the 2021 census.

The Cobblebank Metropolitan Activity Centre is positioning itself as a future major regional centre, designed to serve a projected local population of up to 160,000 people in Melbourne’s rapidly-growing western urban area. Its development will progressively evolve from a local suburban hub to a comprehensive regional centre encompassing business, retail, civic, education, medical, residential, entertainment, and recreation facilities.

Major Healthcare Investment

At the heart of this transformation is the Victorian Government’s commitment of more than $900 million to deliver the new Melton Hospital. The facility will include at least 274 beds and have the capacity to treat 130,000 patients annually, with almost 60,000 emergency department visits expected. The project will generate over 700 direct jobs and 1,700 indirect jobs during construction, with 3,975 direct jobs expected in its first full year of operations.

Infrastructure and Transport Development

The suburb is undergoing significant transport infrastructure improvements, with construction set to begin in 2026 on the Cobblebank train stabling yard. The project will enable longer trains and improved journeys when 9-car VLocity trains commence services on the Melton Line from 2027, boosting passenger capacity by 50% during peak services.

Real Estate and Community Growth

The current property market in Cobblebank shows a median house price of $622,000, with rental yields for houses at 4.03% and median weekly rents of $460. The suburb demonstrates strong investment potential with rental yields above 3%, a stable community structure, and tight housing supply.

Looking ahead, the new hospital development is expected to transform the Cobblebank Metropolitan Activity Centre into a major hub and gateway for healthcare, education, training, and job creation in Melbourne’s outer west, solidifying its position as a key growth centre in the region.
